In partnership with the Greek family office Vamare Investments Group, the company aims to build a portfolio with a Gross Development Value (GDV) exceeding €500 million by 2030. This ambitious target comes as the company continues to expand its diverse portfolio, which includes hospitality, office, and residential properties in prime Greek locations.
The firm’s investment pipeline currently surpasses €130 million, with hospitality projects playing a significant role. To support these investments, Hellenic Properties has secured €66 million in debt financing from major Greek banks. The company has already exited five projects, achieving an average equity multiple of 2.15x, and plans to complete three more exits by 2026. These strategic exits are part of a broader plan to recycle capital and further expand the company’s holdings.
Looking ahead to 2026, Hellenic Properties anticipates its leasing portfolio will generate around €4.1 million in net income. The company is also projecting a robust average project-level leveraged internal rate of return (IRR) of 22.9%. As part of its growth strategy, the firm is expanding its hospitality portfolio with the acquisition of a third hospitality asset in mainland Greece. This move supports its objective to create a more substantial hospitality investment platform.
In its strategic roadmap for 2027 to 2030, Hellenic Properties plans to reduce its average investment cycle to less than 3.5 years. The company is also looking to broaden its investor base, targeting more family-office and institutional investors, while enhancing operational efficiency through technology-driven portfolio management. Key aspects of the company’s strategy will include disciplined risk management, sector diversification, new acquisitions, and more efficient capital recycling to meet its €500 million GDV goal.
